These terms govern your use of Lanna Ruen's accommodation services and website. Please read them before making a booking. By confirming a reservation or submitting an enquiry, you accept these terms.
1. Definitions
- "Lanna Ruen" / "We" / "Us": The guesthouse operating at 48 Ratchadamnoen Road, Si Phum, Mueang, Chiang Mai 50200, Thailand.
- "Guest" / "You": Any person making a booking or enquiry, or using the accommodation.
- "Services": Room accommodation, airport shuttle, meals and associated services as described on this website.
- "Booking": A confirmed reservation for one or more services at Lanna Ruen.
- "Package": A named combination of services (Daytime Rest Room, Overnight Stay with Shuttle, or Long Layover Suite).
2. Acceptance of Terms
By submitting a booking enquiry, confirming a reservation or using Lanna Ruen's website or premises, you confirm that you are at least 18 years of age, have the legal capacity to enter a binding agreement and accept these Terms & Conditions in full. If you are booking on behalf of a group, you accept these terms on behalf of all members of the group.
3. Services
Lanna Ruen provides short-stay accommodation near Chiang Mai Airport in three packages: a Daytime Rest Room (up to 6 hours), an Overnight Stay with Airport Shuttle (approximately 12 hours with private shuttle and breakfast) and a Long Layover Suite (up to 24 hours with flexible timing, meals, shuttle and flight tracking). Exact inclusions for each package are described on the website and confirmed at booking.
Services are available to all guests regardless of nationality, subject to lawful Thai entry requirements. Availability cannot be guaranteed without a confirmed booking.
4. Booking and Confirmation
Bookings are made by contacting us directly by telephone or via the enquiry form on our website. A booking is confirmed when we send you a written or verbal confirmation. We reserve the right to decline a booking for reasons including unavailability.
Guests are required to provide passport details on arrival as a condition of Thai guesthouse licensing law. Failure to provide valid identification may result in the booking being cancelled without refund.
5. Payment Terms
All prices are stated in Thai Baht (฿) and include any applicable service charge. Payment is due on arrival by cash or card. No deposit is required for standard bookings unless otherwise agreed.
We accept major credit and debit cards. We do not store card details. Currency exchange is not offered on the premises; we recommend exchanging currency before arriving.
6. Cancellation and Changes
- Cancellations made more than 24 hours before the booked arrival time: no charge.
- Cancellations within 24 hours of arrival: one night's equivalent charge may apply at our discretion.
- No-show without prior notice: full package price applies.
- Early departure (shorter stay than booked): the full package price is payable.
- We will do our best to accommodate schedule changes with reasonable notice; contact us as soon as possible.
7. Guest Conduct
Guests are expected to maintain the quiet and respectful atmosphere of the property. The following are not permitted:
- Smoking inside any room or corridor (smoking area available outside)
- Noise that disturbs other guests, particularly between 22:00 and 07:00
- Bringing non-registered guests into the room without prior agreement
- Causing damage to property, fixtures or fittings
- Any activity that violates Thai law
We reserve the right to ask guests who breach these conduct requirements to leave the premises. In such cases, no refund will be provided.
8. Limitation of Liability
Lanna Ruen is not liable for flight delays, cancellations or missed connections, regardless of shuttle timing. We make reasonable efforts to track departure times for Long Layover Suite guests but are not responsible for changes made by airlines without notice.
Luggage stored at the front desk is held in good faith. We are not liable for damage to or loss of items not declared as high-value at the time of storage. Our liability for any claim arising from a stay is limited to the value of the package paid.
Nothing in these terms limits liability for personal injury or death caused by our negligence.
9. Indemnification
You agree to indemnify and hold Lanna Ruen harmless against any claim, loss or expense arising from your breach of these terms, your conduct on the premises or your violation of any applicable law during your stay.
10. Website and Intellectual Property
All content on this website — including text, photographs and design — is owned by or licensed to Lanna Ruen. You may not reproduce, copy or distribute any content without written permission. You may share links to this website freely.
11. Governing Law and Disputes
These terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from a booking or stay at Lanna Ruen will first be addressed informally by contacting us directly. If a resolution cannot be reached, disputes will be subject to the jurisdiction of the courts of Chiang Mai Province, Thailand.
Thai consumer protection law applies where relevant, including the Consumer Protection Act B.E. 2522 as amended.
12. Changes to These Terms
We may update these terms from time to time. The current version is always available on this page. If you make a booking after a revision, the terms in force at the time of booking apply.
